The villa is in Tuscan Hills, a gated community that provides many on-site amenities for residents and guests to enjoy. Little ones will be entertained by the play structure while you face off against family and friends on the volleyball court, or for an exciting game of tennis or pickleball (racquets provided in the villa). You can also maintain your fitness during your visit in the clubhouse gym. 

All linen, bath and pool towels are provided.

Tuscan Hills is a secure, gated community that allows you to avoid the traffic of the I-4 as the neighborhood is adjacent to Highway 27, and close to Highway 192. 

Upon arrival, you will find an initial start up of supplies for your use. Supplies provided are: * 1 x roll of paper towel 

* 1 x dish sponge 

* 2 x dishwasher tablets 

* 1 x small dish soap 

* 1 x trash bag per bin 

* 1 x toilet roll in each bathroom 

* 1x small hand soap in each bathroom 

* 1x mini shampoo and conditioner in each bathroom 

* For all of your other needs, there are grocery stores within 2-5 miles (Publix, Aldi, Walmart, Target) 

* In addition to your groceries, we highly recommend purchasing additional items to the startup list above - especially extra toilet paper, paper towels and trash bags. 

Optional POOL and SPA/HOT TUB heat is $30 per day for the duration of the stay minimum (for example: if you are booked for 6 nights, pool heat will be charged for all 6 nights, no exceptions, no custom dates) and should be requested and paid before arrival. *Pool heat is recommended October - April.* Pool and spa heat are connected - one can not be ordered without the other. No pool heat means the spa won't be able to heat up either. * Pool heat is set to 82 F and the spa is set to 102 F. Spa heat is turned on with a spinner on the wall. It may take 24 hrs+ for the pool to heat up or cool down. Please note the pool pumps have a safety mechanism to prevent overheating during cold weather conditions. This leads to an automatic, temporary shut off of services until the pump can regain its functionality in a safe and efficient manner. 

Everyone loves the pool area! Take advantage of the private pool and spa/hot tub. Relax on the sun loungers, or enjoy outdoor dining. 

Optional BBQ Rental is available for $80 for one week or less (additional days available at an additional cost) and comes with a full tank of gas. It must be requested and paid for before arrival. 

We reserve the right to require all adult guests to provide identification. 

MAXIMUM OCCUPANCY: The house maximum occupancy is 6 adults, 4 children. Guests exceeding maximum occupancy or reservation amount (number of individuals listed in the reservation) will have their reservation terminated immediately and incur an additional charge of $50/day per Individual not disclosed in the reservation. 

PARKING: Driveway parking for a MAXIMUM of 2 cars is available. Parking on the street or more than 2 cars will result in being TOWED by the HOA at the guest's expense. No commercial vehicles or RV parking allowed. Violation of these rules will result in a $100 fine owing to the homeowners. 

Check in: 4 pm. Early check-ins are not available. Unauthorized early check-ins will result in a $200 fine. 

Check out: 10 am. Late check-outs are not available. Unauthorized late check-outs will result in a $100 fine for delay inside the first hour after official check-out time.
